Listen, I love house hunting on Zillow as much as the next millennial. I’d even list it as one of my hobbies, right next to ‘half-watching a Netflix show while scrolling on my phone’ and ‘buying another set of wine glasses I don’t need because these are different.

But actually BUYING a house? Now I’m going to tune you out like you’re the PTA asking for (another) volunteer. Because like volunteering at an elementary school, buying a house sounds exhausting, chaotic, and only a little bit fun.

Read my lips: GET PREAPPROVED. The amount you can afford to pay for a home will depend on your income, debts, and financial goals, as well as the size of your down payment and the terms of your mortgage. A mortgage lender can help you determine how much you can afford, so talking to one and getting that giant stamp of pre-approval is essential. How do I get pre-approved for a mortgage?

To get pre-approved for a mortgage, you’re going to have to share some financial information to a lender, such as your income, debts, and credit history (don’t worry, I’ll never know any of this!) The lender will then review this information to determine how much you can borrow and at what terms—this is between you, your lender, and your God. Pre-approval is an important step in the home buying process because it gives you an idea of your budget and helps you move quickly when you find a home you want to buy.

What should I look for in a real estate agent?

You should look for me.

Just kidding! You need someone you can trust to know what’s up in your market, keep you in the loop throughout the closing process, and not ghost you at the 11th hour (lookin’ at you, CHAD). A really good Realtor should be thinking about you first.

Why should I buy vs rent?

Ever heard the saying “you gotta spend money to make money? Applies here.

The real estate market is constantly changing, but often it’s more cost-efficient to buy a home rather than rent one. When you rent, you’re paying your landlord’s mortgage (ew). When you buy, you’re paying your own mortgage, which will go back in your pocket when you sell one day. There also are financial perks like tax deductions and home equity that come along with owning a home. How do I find a Great lender?

Don’t just buy the first black booties you see—I mean lender, the first LENDER you see. When it comes to financing a home, you gotta shop around. You want terms that work for you, as well as local knowledge to help get the transaction done. Many buyers start with their own personal banking institutions or credit unions. The federal government offers competitive loan programs for first-time homebuyers, as well. Buyers are able to compare mortgage rates from several lenders before selecting the one that is best for them.

Pro tip: even if you want to use your personal bank, always check out a local lender to compare. They—and more importantly, their appraisers—know our area best and can help in ways that large national banks can’t sometimes.
