You’re gonna want to take notes.

If you live in Jupiter, Florida (or really, a lot of the country), you’ve seen the market shifting for months.

High interest rates, high prices, low affordability—it’s all leading to homes sitting on the market longer, many with price reductions.

If you’re a homeowner that’s looking to sell or upgrade, this probably makes you say “ICK.” But I have good news: there are still homes that are getting tons of interest and going into contract FAST (with backup offers!)

Here’s what they’re doing that *WORKS*:

💰 Pricing extremely well—in my book, this means slightly UNDER pricing. Listen, anybody can tell you want you want to hear (your house is worth big $$$!!!) But what you actually want to know is exactly what houses just like yours have closed for, and then you want to price slightly below that. Why? Because pricing is a STRATEGY. It’s to get people in the door and offers in your hand. And homes with attractive prices get more and better offers, 10/10 times.

🏡 Making THE RIGHT upgrades. If you have some cash to update before you sell, great! But don’t waste it on a pricey improvement no one cares about (sorry generators, I’m looking at you). Is your house yellow? PLEASE paint it white. Please. First impressions can be absolutely everything. Brown cabinets and dated counters? Lots of bold colors on the walls? Make it light, bright and white. Whether it’s your style or not, it’s what sells.

📈 Working with an agent who knows how to market. You know how many people start their home search online? 99%. ALMOST ALL OF THEM. If you don’t have an agent who knows how to leverage social media, high-end professional photography, and the power of the internet to sell your house, you’re going to lose. (They should also have creative plans for reaching out to neighbors/targeting potential buyers/connecting with other agents—ASK about ALL OF THIS before you sign a listing agreement)
