neighborhood guide: ABACOA
Abacoa is a state of mind…
I always say this because while it’s hard to know exactly where Abacoa starts and ends, you always know when you’re *in* it 😍
One of the most sought-after areas in Jupiter for single-family homes, Abacoa is actually a collection of separately built and managed HOA and condo communities encompassing the land in Central Jupiter.
There are more than half a dozen different communities that make up Abacoa (The Island, New Haven, Martinique, Mallory Creek, Windsor Park, Valencia, The Sophia—to name a few) and the crown jewel is the buzzing downtown that’s home to restaurants, shopping, breweries, and our very own baseball stadium @rdcstadium.
There’s not much Abacoa DOESN’T offer, but it’s always good to look at both sides of the coin. Here are my top pros and cons:
PROS:
- homes for all sizes and budget
- close to all the entertainment of downtown (hop on your golf cart to enjoy the fun!)
- zoned for excellent schools
- tons of green space, walking trails and parks
- centrally located to all Jupiter has to offer
CONS:
- all the communities are governed by HOAs or condo associations which means fees and rules (in addition to amenities! Hidden pro!)
- some homes and walking paths are along busy roads like Greenway, Central, and Frederick Small
- for the condos right in downtown, things can get noisy
- there are no gated communities (if that’s what you’re looking for!)
- most single family homes were built in the early to mid 2000/ which means many of them will soon need upgrades and roofs (if current owners haven’t already done them)
