your house didn’t sell…now what?

You’re not the only one…

Here in Jupiter, FL, we’re dealing with a market in flux. Homes are sitting on the market longer than we’ve seen in the past several years, and many have made one or more price reductions.

Sometimes, this leads to an expired listing. If this was you, there are three major things to evaluate before you consider going back on the market:

💵 PRICE. This is the biggest one. Most sellers today are pricing too high for the current market, and buyers are showing up with a scrutinizing eye. If your home sat for 60+ days without offers, you’re going to want to do a thorough analysis of the current comps—not just what sold, but how long it took to sell and what other homes like yours are currently on the market and how they’re priced.

🏡 PRESENTATION. This one can strike a nerve, but it’s great to think really critically about how your home presented to buyers. Were there aesthetics or minor repairs that people mentioned that you could spruce up or fix? Is it worth putting some things in storage and/or having the home professionally staged? Would paint help? Many sellers I speak to don’t want to have to spend money or do work to prepare their house for market, but I promise you *it helps*, especially right now.

📸 MARKETING: how much did your agent do to sell your home? Did they stick it on the MLS and hope for the best? Or did they advise you on how to prepare it, spend time preparing high-end materials and connecting with their network before it went live, host a kick-ass open house (to which they personally invited the neighbors), follow up with any and all showings, have a strategic social media plan, devise a post go-live marketing plan to maintain interest and get offers…you get where I’m going with this. If your agent didn’t walk you through ALL of this and more, they didn’t do enough.

If your home didn’t sell in the first go, don’t freak out. It’s more common now than in recent history and there are almost definitely things you can do to make sure it doesn’t happen again.
