5 things not do do to sell your house fast
Too many people get this wrong…

Now listen, there are a lot of strategies to get your house to sell fast. But I want to focus on the ones that absolutely suck.
If you’re going for FAST, 💯 do not:
1. Price at the top of the comps. “Let’s just start high and see”—people whose house is going to sit on the market. This could not be a worse strategy. You’re not losing money if you price too low, you’re losing money if you price too HIGH. Because no one comes. And then you reduce the price, and then your house sits, and then people think something is wrong with it. Slightly below the comps is where the action is.
2. Leave ANY clutter or kids toys out. Listen, I know this is hard. I sold my house when I had a two toddlers while pregnant, I GET IT. But it’s worth it. Put stuff in storage, use matching bins in your garage, get the crap OUT and more people will be interested.
3. Skip a preinspection. This should not be controversial: you need a preinspection. I know agents who advise against this because if you know about a defect, you have to disclose it. But guess what? That advice is like saying if you don’t go to the dentist, you won’t have cavities. Except you will…you just won’t know about them. Wouldn’t you rather be the one to find an issue and not the buyer’s inspector? You would.
4. Not tell your neighbors. You know who has a highly vested interest in who buys your house and for how much? YOUR NEIGHBORS. A. They don’t want a sucky new neighbor and they may know someone interested and B. Your property value affects theirs. Tell them and ask for help!
5. Hire an agent without a detailed plan. Listen, if you’ve never sold your house before, this can be scary. And it’s temping to go to some agent who’s been in the business for 30 years and acts like this is all no big deal. But guess what I’ve seen with those guys? No plan. Or the same ole plan that kinda worked 20 years ago and doesn’t work that great now. Ask about marketing. Ask about online presence. Ask about showing and open house strategy. It matters.
